Beyond the Walls Home Staging and Redesign worked with sellers on a property in the southwest part of Winnipeg to prepare it for sale.  The sellers knew that updating their bathrooms and kitchen would certainly bring them rewards but they certainly weren’t expecting 16+ offers on the closing date.  The house was a 4 level split with a kitchen located at the front of the house and an awkward recroom.  The sellers weren’t sure how to set up some of the spaces so they called Beyond the Walls Home Staging and Redesign to assist.

We were able to showcase each level beautifully by creating stunning spaces on each.  As the house was vacant we brought in furniture, artwork and accessories to create just the right proportions and placements for each of the spaces that we staged. Each level flowed naturally into the next capturing the true essence of the rooms.

This property sold in 7 days for $70,000 above list price! Remarkable for a December market…or any market.  Without staging the sellers knew that they would never have been able to achieve this type of success.

Rather than replacing the entire structure which would have cost $0,000′s we had the wooden spindles removed, inserted stainless steel square ones, painted the top, sides and bottom wood in a charcoal grey colour. The cost remained on budget and the end result was gorgeous.

While on my way to another appointment I managed to meet him at property within 30 minutes. Two hours later I had a staging proposal emailed to him, tentatively booked the moving company while awaiting a response. He was thrilled with the proposal as presented and impressed that the property would be staged within 48 hours. Beyond the Walls pulled this small staging project together in an organized and timely fashion.  The end result was above and beyond what he thought the place would look like. In the end all it took was one showing to sell this property.  As this property was vacant, there is no where for the eye to rest and hence no invitation to stay.

After providing them with our Recommendations Checklist of things to upgrade, edit, etc. we also look at their furniture pieces and see whether or not we can use it or have to move it out for showings.  Here are some pictures of the ‘move out‘ items. Lorne West, President of R&B Homes, custom home builders approached Beyond the Walls to stage a vacant showhome in Oakbank, Manitoba for the timing of the 2011 Fall Parade of Homes.  It was our pleasure to work with R&B Homes in staging a 1450 sq foot bungalow with a finished basement.

The home was sold by the time the Parade of Homes ended. Professional Home Staging allowed this property to sell quicker than if it were left vacant.

After the redesign process this home went from marginal to magnificent . the premium house on the street! The real estate professionals from Royal LePage were able to sell this well staged property for thousands of dollars over list price, attracting multiple offers within the first two weeks of being on the market.
