Beyond the Walls Home Staging and Redesign worked with sellers on a property in the southwest part of Winnipeg to prepare it for sale.  The sellers knew that updating their bathrooms and kitchen would certainly bring them rewards but they certainly weren’t expecting 16+ offers on the closing date.  The house was a 4 level split with a kitchen located at the front of the house and an awkward recroom.  The sellers weren’t sure how to set up some of the spaces so they called Beyond the Walls Home Staging and Redesign to assist.

We were able to showcase each level beautifully by creating stunning spaces on each.  As the house was vacant we brought in furniture, artwork and accessories to create just the right proportions and placements for each of the spaces that we staged. Each level flowed naturally into the next capturing the true essence of the rooms.

This property sold in 7 days for $70,000 above list price! Remarkable for a December market…or any market.  Without staging the sellers knew that they would never have been able to achieve this type of success.

Many people believe that updating an older style hand railing requires $0,000′s and have difficulty envisioning a new look.

Rather than replacing the entire structure which would have cost $0,000′s we had the wooden spindles removed, inserted stainless steel square ones, painted the top, sides and bottom wood in a charcoal grey colour. The cost remained on budget and the end result was gorgeous.

Beyond the Walls received a telephone call from a new agent and we went above and beyond for him.  It started with an email being sent indicating that we were highly recommended to him. As a realtor he had never used a home stager before and wanted to know how quickly this 750 sq. foot home could be staged, and the cost. The house had been on the market for a a short period of time with very little activity. This agent was hoping we could turn vacant into something sensational.

While on my way to another appointment I managed to meet him at property within 30 minutes. Two hours later I had a staging proposal emailed to him, tentatively booked the moving company while awaiting a response. He was thrilled with the proposal as presented and impressed that the property would be staged within 48 hours. Beyond the Walls pulled this small staging project together in an organized and timely fashion.  The end result was above and beyond what he thought the place would look like. In the end all it took was one showing to sell this property.  As this property was vacant, there is no where for the eye to rest and hence no invitation to stay.

Lorne West, President of R&B Homes, custom home builders approached Beyond the Walls to stage a vacant showhome in Oakbank, Manitoba for the timing of the 2011 Fall Parade of Homes.  It was our pleasure to work with R&B Homes in staging a 1450 sq foot bungalow with a finished basement.

The home was sold by the time the Parade of Homes ended. Professional Home Staging allowed this property to sell quicker than if it were left vacant.

Our goal was to present the property in the best possible light so buyers could see what the home’s potential was, capture their interest and help them visualize the space as their own.

Buying a home is generally the single largest investment anyone makes and yet it is actually an emotional decision. As this property was vacant, there was nowhere for the eye to rest and hence no invitation to stay.  Buyers need to feel connected to the space in order to start mentally moving in.

Beyond the Walls was given the opportunity to consult with Tom Sytkowski of Sytko Homes in the 2011 Spring Parade of Homes.  Sytko Homes built a lovely showhome in Oakbank, Manitoba and Beyond the Walls provided staging services for this vacant property.

With our ability to create order from the ground up – a little research, some depth of design knowledge, and a healthy does of organization we were able to deliver a spectacular end result for Sytko Homes. Our intentions were to create an electrifying presence for this property by designing strikingly attractive spaces while bringing energy and life into the home.

A neglected property is almost always more difficult to bring back to life than a property that was cared for by homeowners. The house showcased here was a deserving candidate for a redesign project. Updates to plumbing and electrical along with replacement of kitchen cabinetry and flooring, combined with fresh paint and the careful arrangement of furniture, artwork and accessories were certainly worth the investment made in this property.

After the redesign process this home went from marginal to magnificent . the premium house on the street! The real estate professionals from Royal LePage were able to sell this well staged property for thousands of dollars over list price, attracting multiple offers within the first two weeks of being on the market.
